Get Your Marketing in Order NOW; Not After the Market Takes Off!

This may be the most important advice I can give you this month.

If you’re waiting for short sales to become more commonplace before beginning your marketing, you’re already making a mistake.

The agents who establish themselves as their local short-sale experts first are going to have a tremendous advantage.

Think about how that works.

A homeowner begins having financial problems. They start searching online for information about foreclosure alternatives. They ask other agents, attorneys, friends or mortgage professionals who can help.

Whose name keeps coming up?

The agent who’s been talking about short sales for the past six months? The agent who’s been publishing articles, posting videos, sharing market updates and educating the community?

Or the agent who decided last week to start doing short sales?

You know the answer.

Start building your reputation today!

Here’s what I’d like every CSSE graduate to start working on this month:

  • Your website and social media: Make it clear you specialize in short sales, foreclosure alternatives and assisting distressed homeowners.
  • Your local market: Begin posting educational content about short sales, equity problems, HOA liens and foreclosure prevention.
  • Your referral network: Contact real estate agents, attorneys, mortgage professionals, housing counselors and other people who encounter distressed homeowners.
  • Your marketing database: Identify neighborhoods, mortgage vintages and homeowners who may be approaching financial trouble, while respecting privacy and applicable marketing laws.
  • Your professional profiles: Make sure your CSSE designation is visible on Equator, LinkedIn, brokerage profiles and the other platforms you use.

And don’t overlook videos.

A two-minute video explaining what a short sale is, how a homeowner can avoid foreclosure, or how an HOA lien can affect a sale may be worth far more than a generic advertisement.

You’re not just trying to generate a listing tomorrow.

You’re building a reputation that will generate business for years.

Don’t forget coordinated sales!

There’s another reason to establish yourself now.

As lenders and servicers expand coordinated-sale programs, they’re going to need qualified agents who understand the process and can handle these transactions efficiently.

Your CSSE certification, reputation, experience, relationships and ability to execute are going to matter.

Wouldn’t you rather be an established short-sale specialist with successful transactions behind you when those assignments start increasing?

Get the business now. Build the experience now. Establish the relationships now.
