Many buyer’s agents avoid showing short sale listings because they worry about the additional time involved. It’s true that a short sale may add a few weeks to the transaction compared to a traditional sale. As real estate professionals, we all like fast closings and quick commission checks.
However, think about it from a business perspective.
If your buyer finds the right house, loves the property, and the numbers make sense, it is often far better to put that buyer under contract and move forward with the transaction than to spend the next two or three months showing additional homes, writing more offers, and hoping another property comes along that they like as much.
An extra three to four weeks of waiting is usually much more productive than starting the entire home search process over again.
Once the property is under contract, you can continue working with your other buyers and generating new business while this transaction moves through the approval process. Instead of spending additional months trying to replace the deal, you already have a transaction working its way toward closing.
The goal is not simply to get a commission check quickly. The goal is to help your buyer purchase the right home while managing your business efficiently.
If this is the right house for your buyer, don’t let a few extra weeks stand in the way of a successful transaction. In many cases, short sales provide some of the best values in the marketplace and can be well worth the wait for both the buyer and the agent.
